On behalf of our client, we reviewed their current occupancy and requirements, and were quickly able to advise that given their expaning operation, a number of alternative options would be available.
We then undertook an extensive search for available properties on the west side of Glasgow, shortlisting three of these after a number of viewings.
Heads of Terms were requested from the shortlisted properties, and we eventually negotiated a significiant incentive package for our clients preferred option, reducing the rental rate to 50% of the figure prior to the move.
During this process we also gave our client advice on their outgoing liabilities and as part of our agency service and prepared a photographic Schedule of Condition to limit their repairing obligation for the new premises.
